Circular Services for Real Estate: from design to resource management
Lean2Cradle® is a design and implementation framework developed by EIG to create circular buildings and spaces of all kind. The Lean2Cradle methodology is developed to enable the construction of buildings that will never become waste. They are thought to be:
- Safe (made of assessed healthy materials),
- Resilient (designed to be flexible, modular, updatable),
- Powered by renewable energy,
- Managed as Material Banks. All materials and products are identified through Circular Passports and traced in the building’s deposit in MyUpcyclea platform. Materials and products identified in the Deposit are managed through their different use cycles in MyUpcyclea, the resource management platform that enables the circulation of products matching demand and offer/availability (www.upcyclea.com).
EIG, as consultancy firm participated by Grupo Construcia (www.construcia.com), a Spanish construction company, developed, tested and implemented L2C in Spain. L2C buildings are all identified with Circular Passports and they count also with Deconstruction Plans.
EIG and Construcia, joined recently Upcyclea to improve together the performance of MyUpcyclea platform and nourish it with specific data.
MyUpcyclea also calculates four relevant kpi’s based on products’ information, at product, deposit and whole building level:
- Carbon Footprint (embodied Carbon)
- Non-toxicity
- Circularity
- Residual Value

Benefits of L2C® Buildings managed at MyUpcyclea:
In the general city context, the circular construction may create new jobs with diverse profiles, related to the new cycles expected for materials and products.
Innovation is also a clear output as new technologies and services are to be developed to capture the value that this model will unlock.
Regarding the L2C MyUpcyplea buildings themselves, these are the most relevant benefits detected:
Financial performance:
- Equal or lower construction cost
- Lower Cost of Maintenance
- Increase in Productivity of Occupants
- Increase in Customer Retention
- Higher Residual/Harvested Value
- Lower Linear Risk
- Higher total asset value
Non-financial performance:
- Healthier for employees and customers
- Increase in Layout Flexibility and Modularity
- Lower CO2 emissions – Lower Social Cost of Carbon
- Reduced Ecotoxicity & Human Toxicity
- Reduced Impact on Biodiversity
- Reduced Pollution
- Reduction in Raw Material Consumption
- Zero waste when constructed & dismantled
- Higher Circularity Rate
